My shower quit working, but maintenance got fixed the same day. I'm so sorry I didn't get the man's name, but I truly appreciate him and he & the front office for coordinating earned Coopers Ridge back 1 star for each department. WOW!!! So I received a phone call apology from the manager letting me know that because of the problems I have had they were going to give me $100 off my rent this month. Well my rent just came out an guess what didn't happen. This current manager is constantly unavailable, they don't respond and then her apologies are lies. I'm almost disappointed in myself for believing her. For emergency calls only put of state management can be reached. Then Monday - Friday this lack of effort is how she makes up for it. I'm not surprised at all that I have seen so many people moving out in the last two weeks. My neighbor across the breezeway had been here years longer than me and I have been here since before COVID. She just moved because they refused to properly fix mold problems. When you don't fix the source in the walls it comes back. She had everything she owned in plastic containers trying to protect it. Each individual pair of shoes was in its own container. Emergency maintenance request for your neighbors water leaking through your sprinklers is a leave a message and we will call you back . . . Eventually!! UPDATE: I got an email request to review my recent (supposedly completed) maintenance request. I spoke to staff and notified them that my doorbell and 3 power outlets weren't working. They fixed the doorbell and closed the ticket. So no bedside phone &/or watch charging, no bedside alarm or bedside lamp. The outlets work intermittently if you repeatedly plug/unplug something in/out from another outlet. ACCIDENTALLY charged me an extra $600 every month and when I figured out the second month that I hadn't misunderstood the prorated fees they refused to even take away the late fee for the current month for the time it took to find out how much I actually owed. AND they use Paylease which apparently doesn't send you a notice that your rent is due until the first day it's late. Even though they are the ones that contract PayLease they won't be held responsible for what PayLease does!!! Are you fricking serious people!!! The manager didn't even apologize. The lady at the front desk did, but not the manager. The manager's response was, "well we did fix it and you didn't pay it on time." Doesn't matter that I called them the day after I found out I was being charged an extra $600.
We recently moved into Cooper’s Ridge, and have had nothing but pleasant experiences. We could not be happier with the move-in experience, but as is always the case, surprises can pop up. Upon arriving, we were unable to get truly hot water running. The maintenance tech who we had the pleasure of helping us today, Willie, proved another brilliant part of this establishment. He was a true professional, keeping us apprised of his troubleshooting and repair efforts, and ensuring the issue was truly resolved. We could not have had a better experience if we’d drafted it ourselves, and that is proving the trend with Cooper’s Ridge. Our biggest thanks to Willie and the rest of the staff
I just want to say Delicia Ford is definitely holding the complex down with her service skills! I see the nasty reviews on the complex, but I experienced nothing more than perfection. After they fired the terrible maintenance crew and replaced it with better quality workers everything was up from there! Stayed from 7/1/24 to 6/30/25
UPDATE from my review on April 1, 2025: I love to be honest, especially after I give a review!!!! The property manager, Miss Victoria, reached out to me personally after hearing my concerns. EVERY Maintenance request I put in she made sure they were tended to, and in a timely manner. I received a brand new dishwasher due to mine being malfunctioned. She called me and let me know when maintenance men were going into work and updated me on when they were done. There were a couple of times with things still not working and the very next day, she would have them go back out and fix it until it was done. Mrs. Victoria has communicated with me through email and phone call. I even expressed to her how I hated putting a maintenance request because I felt like I was bothering her and her team. She definitely let me know that making a maintenance request is what I’m supposed to do and that it is never a bother. I am grateful and appreciative of a person in a position of authority who treat their client/customers/tenants with respect, dignity, and Grace!!!! As in my previous post, I have no ill feelings or gripe toward the maintenance men. If something does not work, you keep fixing it until you find out the problem. I’ve had no issues with them personally at all, and they came in and honored my requests! As of now, I have no issues with those things that I put in a maintenance request for. Thank you to Mrs. Victoria, the Cooper’s Ridge Maintenance Men and the Cooper’s Ridge Team (Mrs. Delecia and Mrs. Minerva)!!!!! I really was trying to hold off on writing my review praying things would work out! As a new tenant I picked up my apartment keys on March 21, 2025. This has been my experience with Cooper’s Ridge for the past 10 days: Marvia Skeen-This young lady conducted my tour. It was a smooth tour and very informative! Any question I asked was answered with no problems or hesitation. Any time I’ve come in the office since picking up my key, if present, Ms. Keen is always kind. When I presented to her with maintenance issues/barriers she understood and communicated the message Delecia Ford- This young lady helped me through a big process of applying and being accepted. Every question I had during the process she answered, and helped me understand. And I had many questions. She made the transition extremely easy. Any question that she needed more answers on, she communicated to her management, and got back to me in an extremely timely manner!!!! Mrs. Skeen and Mrs. Ford are extremely professional and wonderful at what they do!!!! The only reason for my low choice of stars is due to maintenance!!! When I first moved in, I noticed some things that needed to be taken care of. As the days went by I started to discover even more maintenance issues/barriers. I don’t believe I’ve had an opportunity to have maintenance completed by Cody and/or Dustin as I see, their names mentioned on many reviews! I’ve had the opportunity of having Mr. Ryan! In the last 10 days I’ve put in 11 maintenance requests. All have not been answered! - A malfunctioned dishwasher! Last night I put in my 4th maintenance request for this same dishwasher - A refrigerator that was coming apart at the bottom. When maintenance tended to this issue, it created a different issue for the refrigerator. Now you have to really push the refrigerator to make sure it’s closed. - Bathroom sinks that have slow draining. Last night I put in a second maintenance request for this to see if maintenance could remove the sink stoppers! - Lining separating from bathtub (hasn’t been addressed) I will say when I put in a maintenance request it is usually answered in a timely manner. The problem I’m facing is that a Band-Aid is just placed on the problem, and the root of the problem is not looked at.
