Delicia was really helpful with the progress

I have been living here for 9 months so far, and these have been a hard 9 months! I always take pictures to protect myself with any experiences I have! My view/experience: Before I get into what has made my experience bad/negative I will share the good I’ve experienced! I can honestly say that thus far, I have not experienced noise around the neighborhood! No matter the time of day, in my section, I’ve heard no loud noises, parties, arguing, etc. from the different units close to mine! I cannot speak for the back section of the complex, as I do not live there! Mrs. Delicia Ford has been the best to come! She literally is heaven sent! Residents are blessed that she is at Cooper’s Ridge! She is an office staff! You will see her name mentioned many times in reviews! From my experience with her, from applying, until now, she’s been the best! Her professionalism, her response, her poise, her attitude, etc. have been nothing short than 10/10!!! She honestly helps you to hold on staying until you relocate! My experiences: Pest: I’ve had bug “sacs” present in my cabinet for months since moving here! It is in 1 specific cabinet, and they still haven’t been able to “identify” the problem! Maintenance: One thing I can say is when I put in a request, it is answered! Since moving here I’ve had to have a toilet replaced, a washer machine from another apartment switched out with mine, and a dishwasher replaced! I try to “live with” a lot of what is going on, and that’s exhausting! Sometimes I think they feel I’m making things up, but as you can see, I’ve had things replaced! I do thank maintenance for there timely responses! Garbage: There’s only one dumpster for the ENTIRE complex, as I have not located another! I don’t know if I missed it, but I’ve only ever seen one! This leads the dumpster to be completely filled every week, causing it to overflow! In overflow I mean trash has to be placed outside due to this! At som point they bring in long, large dumpsters for the access trash that become full! I feel bad when I see maintenance (I believe these are maintenance men) having to come in and clean up all the trash that is on the grounds and around the dumpster! And this is often! They deserve more than a raise! Noise: this has been my biggest problem to date! If you are one who doesn’t mind stomping, running, and excessive noise from a neighbor, then this is the place for you! I happen to live under a neighbor with children! Children will run and play! This disturbs my child as he tries to do things like homework and even sleep! At some point, as the guardian/parent, you have to let them know they can’t do this for hours! And the flooring being thin makes it even more difficult!!!! When you have thin flooring, having neighbors who walk extremely hard, are a headache and you get frustrated!!!!!! This is an everyday thing since living here!!!! I have not had the pleasure of that happening! I’ve spoken to my neighbor countless times in a respectful manner! I’ve communicated this to management! If you experience this here, unfortunately, you will have to endure this until your lease ends and you move! All in all if you’re searching for your next home, please look around! Do your research! Read the reviews! PRAY about it!

If you're looking for somewhere new to live and Cooper Ridge is affordable for you - Move In Today! I had waited out until I was settled to make this review as I wanted to speak on every aspect of living here and the process to do so. From day 1 Mrs. Delicia has been incredibly helpful and attentive to every call and email. I initially called explaining the circumstances of my move and very quickly she found the solution, within the week my application was approved. Throughout that time, Mrs. Delicia picked up the phone whenever I called and left voice messages whenever she couldn't reach me - which I have to say is huge, considering i'd called some other apartment complexes explaining my situation and NONE got back to me after they'd said they'd speak with the property manager. Her kindness and dedication to ensuring you've found the right home for you is truly her gift. Fast forward to move-in day and everything went absolutely smoothly. I came across a very minor issue while filling out the move-in check list and the issues were attended to quickly (moved in Friday, service request was sorted Monday morning). Overall, the apartment is great, the amenities are great, neighbors are considerate and kind and the location is great - no need to drive far to get to the supermarket, the gas station, to service my car, etc.

Rented at Cooper’s Ridge for 13 months. Delicia and Victoria in the office are amazing! They really try to make everyone feel at home.

Ryan worked on our A/C unit and got it going for us!!! We are very pleased and happy with Ryan’s performance as a professional and an overall nice person!!

I would’ve given this at least four stars but, as always, maintenance always leaves a complete and total mess behind when they’re finished. I’ve asked numerous times just to please clean up behind yourself. I’ve even shared that they can use my cleaning products. They left all kinds of nasty stuff inside the washing machine that I had to clean out. They left nasty stuff on top of the dryer that I had to clean off. I took pictures just in case management asks for proof. I did have to run the washing machine once to get all of the nasty stuff they left inside out, and the problem seems to be fixed. Thank you!

I can’t say enough great things about Cooper’s Ridge Boulevard. Victoria and Delicia are always so thoughtful and truly go above and beyond for the community. Everything is always kept spotless, and any time I’ve ever had even the smallest issue, they were quick to take care of it without hesitation. They’re so attentive, professional, and genuinely care about the residents. It’s clear they put their heart into making sure everyone feels comfortable and valued. I truly appreciate the way they go out of their way for us—it makes living here such a positive experience.
